As we are working on the frontline of the Northern Ireland housing market we are witnessing encouraging signs for the first quarter of 2017. If you were to draw a line graph of sales activity for that 3 month period it would show a steady upward trajectory, however if the same line graph was broken down over a weekly basis it would look like the Mourne Mountains! To get a true feel for the current market it is best to look at quarterly results rather than weekly.
The New Homes secto across the province is performing well and a recent trend has emerged, particularly in the last 6 months, which is exceptionally encouraging for the market - this is the demand for family homes. The trend for the developer in recent years through the recovery has been to build a starter home (Apartments/Townhouses & Semi-Detached). This sector of the market is stabilizing and the demand subsequently has shifted to the larger semi-detached or detached home, this isn’t just the greater Belfast Area but much further afield.
