As we are working on the frontline of the Northern Ireland housing market we are witnessing encouraging signs for the first quarter of 2017. If you were to draw a line graph of sales activity for that 3 month period it would show a steady upward trajectory, however if the same line graph was broken down over a weekly basis it would look like the Mourne Mountains! To get a true feel for the current market it is best to look at quarterly results rather than weekly.
The New Homes secto across the province is performing well and a recent trend has emerged, particularly in the last 6 months, which is exceptionally encouraging for the market - this is the demand for family homes. The trend for the developer in recent years through the recovery has been to build a starter home (Apartments/Townhouses & Semi-Detached). This sector of the market is stabilizing and the demand subsequently has shifted to the larger semi-detached or detached home, this isn’t just the greater Belfast Area but much further afield.
It will be interesting to watch this change develop over the next few years and already we are seeing developers amend their current schemes by revising future phases to facilitate the demand.
Colliers New Homes are currently marketing 19 New Developments across Northern Ireland which accumulates 463 Built or pipelined homes. The next quarter will see that number rise to 607 units (31% Growth on the 1st Quarter) with the introduction of new schemes in Belfast City, Antrim, Comber & Portstewart. With strong demand for new homes we at Colliers are excited moving into Q2 & Q3 of 2017 also hoping for some good weather to showcase are range of show homes.

The launch of the much awaited Rosemount Homes' Ballyhenry Manor yesterday morning proved not only that there is a vast demand for a full spectrum of new home types, but that consumers purchasing trends are shifting towards a more focused, efficient method of buying off-plan.
"We are seeing confidence coming back and seeing plenty of off-plan purchases. Previously people might have had to be able to see a shell or a show home before buying, but now they are prepared to buy off-plan in a way they weren't before" - Aaron Russell, Colliers New Homes Belfast Telegraph
